Project Description:
The Clai Mór Residential Development is a benchmark social housing project delivered using Modern Methods of Construction (MMC), setting a high standard for quality, efficiency and sustainability in residential delivery. Located on the Monivea Road, Galway, the development comprises 102 residential units together with an on-site crèche, providing a well-integrated community-focused housing solution.
Delivered on a design-and-build basis, OCC Construction was responsible for overall project coordination from early design development through to completion. A Light Gauge Steel Frame (LGSF) system was adopted, enabling extensive off-site manufacture, enhanced quality control and a significantly accelerated construction programme, while reducing on-site waste and environmental impact.
The project was managed using Lean Construction principles, supported by BIM-led design coordination to effectively manage interfaces between architectural, structural and M&E disciplines. Digital inspection and testing plans were implemented throughout the build, ensuring full traceability, quality assurance and statutory compliance.
Through early engagement with the client, design team and supply chain, OCC Construction successfully delivered a high-quality, energy-efficient development that demonstrates innovation in social housing delivery, strong sustainability credentials and excellent value for money, establishing Clai Mór as a reference project for MMC-led residential construction.
